About This Project

This project is neighboring to the Sanchez Boathouse completed last month. This boathouse went up fast once the pilings were completed, which was a task in 9 to 14 feet of water.

Once again Ray’s Marine did an excellent job leaving rows so straight you could walk down the shoreline and see only one piling, the rest hidden by the first.

This is the norm for this company which is one of the best in Southeast Texas.

These three properties will also all get new bulkheads. Sanchez’s new steel bulkhead is complete and the Ard bulkhead is now proceeding along the shoreline – in 4 to 6 feet of water.

The finished wall on Mr & Mrs. Ard’s section will have 7 to 10 feet of exposure with 14 &16 feet sheetpiling and 16 & 18 feet pilings.

The old wall failed during a week of heavy rain just as we completed the neighboring bulkhead. Talk about perfect timing! We have access from one property for all these others. (See Sanchez Bulkhead & Boathouse)

The local political interaction and impact was not an easy negotiation – as neighboring property owners did not want to allow access on their newly completed road surface. Of course this is a county road… still, some people think they own access… but that is a whole other nightmare of a story.

The last property owner of that neighboring subdivision had to be placated with free repairs to his bulkhead in place of allowing access for the neighboring three properties, that are actually in a whole different subdivision.

These three shoreline property owners had to share these expenses with us as it is their only access for shoreline maintenance.

Of course it rained for three solid months just as we were starting – severely complicating the whole process, and to complicate matters even more the access lot was sold as we started the second boathouse.

Technically I am trapped, and it is still unknown how the new owner will react as we go to remove all of our heavy equipment through his yard.

Stress is what I live (and will probably die early) with~!
